(Hyderabad) After dithering for many years, Congress has been forced to accord approval on 30 July 2013 for Telangana, due to the precarious position it had found itself.



The emergence of YSR Congress as a force to reckon with, in Coastal Andhra & Rayalaseema, had made Congress look weak, in the undivided Andhra Pradesh. As long as Congress blocked formation of Telangana State, its rout by TRS in Telangana region in forthcoming general election was a foregone conclusion. In effect, Congress would have lost seats in all three Regions, if AP was undivided.



The only way out of the mess for Congress, was to weaken TRS and keep YSRC in control. The best way to make TRS irrelevant was to go ahead and declare division and take all the credit for it. That would boost Congress in Telangana, for sure. In Andhra & Rayalaseema, its a 3 way fight between Congress, TDP (Naidu unexpectedly put up a good show in the Panchayat Elections) and YSRC. With Congress assured of leadership in Telangana, it can now concentrate on Andhra & Rayalaseema and try and wrest advantage.



In a three cornered fight, Congress knows it can win, if YSRC is kept under control. The recent Panchayat elections were held with the news of Congress proceeding towards Telangana formation. Though it made a good show, YSRC was not able to knock Congress off in Andhra & Rayalaseema. Hence, Congress smells a good chance to win General Elections in Andhra Region, even with Telangana formation. Congress would want YSRC to merge with it before elections or YSRC would have to face the prospect of finding Jagan in jail, for longer period!





Absence of Uncertainty & Arrival of Stability will Boost Hyderabad Real Estate Market



Since 2009 December, a lot of water has flowed in the Godavari! The agitations were forgotten and the people in all the regions had taken for granted that Telangana will be formed. The strident voices in Coastal Andhra against division had already died down. Only politicians were making noises since they were worried about their illegal / benami investments in Hyderabad Real Estate!



After it became clear to the Politicians, that the people in Hyderabad do not care whether they are in Telangana or Andhra, the argument that Real Estate will collapse in the city fell flat. (This is evident from the way Real Estate Rates have gone up during the last 1 year, in Hyderabad). Since people are going to stay put in Hyderabad, after division, the real estate demand will continue and would only increase with absence of uncertainty and arrival of stability.




Impact of Declaration of Hyderabad as Common Capital for 10 Years on Hyderabad Real Estate



This has been a Masterstroke by the Congress to ensure Andhra Politicians and Businessmen continue to remain with it. A common capital is natural when states are decided. But 10 years is a VERY LONG time! And this has been done precisely to make investors happy. There will be no sudden pull outs and hence market will only move up.



There will be additional infrastructure built to take care of the requirement of two States. This will boost the demand for land and residences in Hyderabad. The shifting of people and offices out of Hyderabad will be very slow and gradual and the impact of that will never be felt, since the strength of TelanganaState staff will be increasing, over the period. Also during the next 7 years, Hyderabad as such will develop commercially with more employment and the influx of people from outside will nullify the gradual exit of serving Govt Staff.



There will also be flow of people from Telangana to take up jobs created by the new Government. Demand for Real Estate is definitely going to go up in Hyderabad.

Real Estate Price in Hyderabad after Telangana Announcement



Land Rates: Expect spurt from current levels in core areas of the city. The land price along outer ring road will increase substantially since base rates are low even now, in most parts. Spurt from 1 Crore level to 3 Crore level can be expected along Outer Ring Road.



Plot Rates: Whether we like it or not, expect jump in plot rates in core city areas as well as outskirts, except in oversold locations like areas beyond Shamshabad. Incidentally, plot rates in outskirts in demand during last year, like Adibhatla, Raviriyala, Mokila had seen rates increase by almost 80 to 100% (Doubled in 1 year). From this level, another 20% increase can be expected.



Apartment Rates: Apartment rates have been going up over the last 1 year. The increase has been to extent of Rs.600 to Rs.800/sft. (For example Kondapur has gone up from Rs.2800/sft to Rs.3400/sft) Over the next 1 or 2 Months, we expect all projects to raise rates by Rs.200 to 300/sft.



Villa Rates: Since the available inventory is comparatively much less, increase in price of Villas will be sharper. For example, we were asked to close pre launch offer for the Villas in Tellapur on 29th July and the developer raised the price from Rs.78L to Rs.95L. This has already happened. And such changes would be happening in projects across Hyderabad, not only in the Western part. If you had negotiated rates recently, go ahead and close the deals.

GHMC to be Expanded with addition of 23 Panchayats



(Hyderabad) In addition to the 10 Panchayats (Satamrai, Manikonda Jagir, Narsingi, Kokapet, Puppalguda, Peerancheruvu, Hydershakotla, Bandlaguda Jagir, Balapur and Nizampet) which are kept ready for merger with GHMC, the Govt. has issued GO, proposing to merge 13 more Panchayats.


The 13 Panchayats Proposed to be Merged with GHMC:

Shamshabad, Bachupally, Kompally, Jalpally, Boduppal, Pragathi Nagar, Dulapally, Peerzadiguda, Nagaram, Gundla Pochampally, Parvathapur, Chengicherla and Medipally.

Once all the above Panchayt''s are merged, GHMC will expand to 625Sq KM. Its a moot point whether the civic infrastructure can take the burden of managing and maintaing the huge additional land stretch, which are currently managed by respective Panchayats.

16 Leaders Declare Intentions Of Resignation


16 ministers from the Andhra and Rayalaseema regions declare that they will resign if the state is divided.As many as 16 ministers from the Andhra and Rayalaseema regions have declared that they will resign, en-masse, from their posts if the Congress-led UPA government decides to divide Andhra Pradesh.
Talking to reporters at the Congress Legislature Party office, Investment minister Ganta Srinivasa Rao said that the ministers will fight till the last minute to keep Andhra Pradesh united.

However, Ganta said, in case of the division of Andhra Pradesh, all ministers from the Seemandhra region will resign from their posts. He said that 16 ministers had already handed over their resignation letters to Congress president Sonia Gandhi. (NN)

Erasu Reddy Warns Centre Against Division


Erasu Pratap Reddy warns the Centre against damaging the identity of Rayalaseema by dividing the state


Law Minister Erasu Pratap Reddy, on Tuesday, warned the Centre against any move that could damage the identity of the Rayalaseema region.

Talking to reporters after holding an-hour long meeting with other ministers from the Seemandhra region including T G Venkatesh and Ganta Srinivasa Rao at the Congress Legislature Party office, Erasu said that Rayalaseema would be the worst affected region due to the division of state.

He said that the leaders of Rayalaseema were insisting on the formation of a Greater Rayalaseema state. Even then, he said, they had been convinced to support the united Andhra Pradesh movement.

Erasu said that the leaders from Rayalaseema region will meet on Wednesday to decide on the future course of action. (INN)

Haj Payment Date Post-Poned To August 5


The State Haj Committee post-pones the last date for the payment of the 2nd installment of the Haj fees to August 5.

The Andhra Pradesh State Haj Committee has extended the last date for the remittance of the second and final installment of the Haj fees to August 5, 2013.
SHC Chairman Syed Khaleeluddin Ahmed said that the selected pilgrims who had opted and paid for the Green category for Haj 2013 may also apply for the change of the category i.e. from Green category to Aziziya category.

It was also announced that if the pilgrims have already made full payment under Green Category, then the differential amount (i.e. Rs 30,050) will be refunded to them by crediting the amount in their respective bank accounts.

The pilgrims who desire to change the category may fax their applications directly to the Haj Committee of India, Mumbai,on 022-22620920, and submit a copy of the application to the AP State Haj Committee, Nampally, Hyderabad. (INN)

Celebrations Begin In Telangana

Streets and offices of pro-Telangana organizations erupt in joy at the Congress' announcement of a separate Telangana state.


Hundreds of pro-Telangana activists stormed the streets of Hyderabad to celebrate the Congress High Command's announcement of the formation of Telangana (read here).

Hundreds of TRS workers, who gathered at the Telangana Bhavan, started celebrations immediately after receiving news that the UPA Coordination Committee has passed a unanimous resolution in favour of Telangana. Sweets were distributed, and the TRS workers shouted slogans praising their party president K Chandrasekhar Rao. They claimed that Telangana is now a reality due to KCR's continuous struggle.

Celebrations were also held at the offices of the Bharatiya Janata Party, the Telangana Political Joint Action Committee and other pro-Telangana groups.

Several pro-Telangana workers came to the streets with Telangana and pink flags, shouting slogans of victory in a long-drawn battle of nearly six decades.

Meanwhile, TRS MLA K Tarakarama Rao welcomed the decision, and insisted that the process of the formation of Telangana be completed at the earliest. He said that the Congress cannot be trusted till the passing of a Telangana bill in Parliament.

TPJAC chairman M Kodandaram also welcomed the decision. However, he insisted that the process be set in motion immediately and completed within a time frame to make the Telangana state a reality. (INN)

Will Protect Seemandhra People: Dy CM

"As a citizen of India, you have every right to live wherever you wish. Therefore, there is no need to fear," he tells Seemandhra brethren settled in Hyderabad.

Deputy Chief Minister Damodar Rajanarasimha, on Tuesday, thanked Congress president Sonia Gandhi and other leaders for taking a "favourable" decision on Telangana (read here).

Addressing a press conference, the Deputy Chief Minister assured the people of Andhra and Rayalaseema settled in Hyderabad that their lives and properties are safe in Telangana.

"We are brothers. We speak the same language, but with a different accent. As a citizen of India, you have every right to live wherever you wish. Therefore, there is no need to fear about anything," he said.

Rajanarasimha said that the Telangana is not a new state. He said that it has always been in existence in the shape of the Hyderabad State. He said that people have always been demanding the restoration of Hyderabad State or Telangana, and that the process for its restoration has now begun.

The Deputy CM congratulated Sonia Gandhi and other leaders for the historic decision, and said generations to come would be indebted to them. (INN)

Rapid Metro fare may rise before service begins



Earlier fixed at R12 for a trip, the fare for Rapid MetroRail Gurgaon (RMG) may increase even before the service begins in September this year.


The passengers may end up paying up to R15 to travel in India’s first privately owned and funded Rapid Metro.


According to RMG officials, the fare is likely to be increased up to R15 to bring it ‘on par with the Delhi Metro Rail Corporation (DMRC) fare’.


The DMRC is already negotiating a fare hike with a committee set up by the union urban development ministry. The DMRC has not increased its fares since 2009.


“Though we have fixed fare at R12 per trip —which is economical compared to the prevailing mode of transport — the fare is likely to be increased, as it has to be proportional to the DMRC tariff. Delhi Metro is already negotiating for a hike with a committee,” said Sanjiv Rai, chairman and managing director of Rapid MetroRail Gurgaon Limited, the promoter firm.


At present, the passengers who get down at Sikanderpur Metro station have no option but to take an auto or an unauthorised BPO cab or a rickshaw for last-mile connectivity.


The ever-rising ridership of Delhi Metro has earned it the status of the second-largest Metro service in South East Asia. Its passenger load is next only to Hong Kong’s metro service.


Keeping in mind Metro’s ridership, the RMG operator has projected initial ridership at about 40,000-50,000 per day for its three-coach trains which it says could touch the one-lakh mark within a year of operation.


“The Delhi Metro is connected to Rapid Metro through the Sikanderpur Metro station. We expect a proportionate rise in our ridership keeping in mind the increasing ridership for Metro. The DMRC is already in an expansion mode and is adding two more coaches each to all six-coach trains,” Rai added.


While referring to Delhi Metro’s ridership, Rai said it had started with a meagre 30,000 passengers a day and reached the 2.5-lakh figure in the very first year of its operation.
