(Excl Ventures News 20.June.2010) Lot of people are still unaware of this excellent residential locality. And due to this people missed the bus when rate for plots, villas and apartments were very low.
Its not very large place but is cute and located right before Madhapur and is natural extension of Jubilee Hills. Though the name has "Hills", the fact is that the place is as flat as a "Chappathi" and roads are wide , straight and flat.
There is a rising hill is on South East (Ambedkar Open University ) side. And adjacent to Hill forming Southern boundary of Kavuri Hills, is the famous Secret Lake ("Durgam Cheruvu")
The place is really cute, cool and quite. Ideal place to live since its easy to travel to any part of city. There is access to Hitec City from rear side of Kavuri Hills which lead to Inorbit Mall and Cyber Pearl . Take left after Inorbit, to hit Expressway to Airport though Gachibowli.
2.0 Location
As we drive to Hitec City, Kavuri Hills Starts at the sharp left turn on Road No:36 (Jubilee Hills) at Honda Car Showroom (this is immediately after IBP Petrol Station). From this point up to Madhapur Police Station, land on either side, is Kavuri Hills. Virtually an extension of Jubilee Hills. We can also approach through Jubilee Hills Road No:45 (beginning with HDFC Bank near Gate No:5 of KBR Park). At the entrance to Kavuri Hills we can find NDDB and State Art Gallery
3.0 Layout
The all important Road No:36 coming from Jubilee Hills bisects Kavuri Hills and runs up to Hitec City.
On the left (Lake Side), there are two HUDA approved Residential Layouts. Kavuri Hills Society Phase 1 Layout and Amar Cooperative Society Layout. Amar Cooperative Society extends up to the lake. Entry to Phase 1 is the 80Feet Road Opposite to Madhapur Police station which leads up to Secret Lake. The internal roads are well laid and roads near Lake are all Concretized giving Posh look.
On the right side, there is Kavuri Hills Society Phase 2 Layout (HUDA Approved) and Ravindra Society Layout (Ravindra Society is not HUDA Approved )
Recently HMDA has made Madhapur Bypass Road to Hitec City through Kavuri Hills Phase 2, parallel to Road No:36 starting from Honda Car Showroom. This allows motorists comong from Jubilee Hills to totally avoid Madhapur town and reach Cyber Towers.
4.0 Availability of Villas
Adjacent to lake in Amar Cooperative Society there are beautiful Villas built by Reliance builders in year 1998 to 2000. The plots are 300sqd. The Villas are generally not available for resale. And if anything comes into market it would be very (More than 6Crores) . Many people have bought and built independent houses in Kavuri Hills Area.
5.0 Availability of Plots
Empty Plots are still there in Kavuri Hills Layouts but the rate is almost same as in Jubilee Hills. Currently above Rs.50K per SQD.
6.0 Availability of Apartments
Since Plots are very costly, new Apartment buildings come up once in a while and gets booked early, though rate is above Rs.4000/sft. Resale flats could be available at slightly lower rates. Rental rates are also high in Kavuri Hills due to the up-market tag and amenities nearby. A 1500sft Flat would cost Rs.15000 to Rs.18000 per Month.
7.0 Office Space
5 or 6 buildings have come up on the Main Streets and . Recently one of the buildings was taken up by IGNOU for its campus. Offices by Knova and few other firms are operating from Kavuri Hills.
8.0 Commercial Conveniences
Kavuri Hills Residents are very lucky. Residential areas are quiet and clean. Civic Exnora operates here and collects garbage everyday from homes. The Lake is nearby with gardens, jogging track, boating & restaurants. Hitec City Phase 2 and Inorbit Mall is 1Km away.
There are several up market Restaurants(Chocolate Room, Nirvana, Chop Sticks etc) and other Amenities including Talwalkers Health Club, in Kavuri Hills . Kavuri Hills has a Food World Outlet. Soon Road no:45 which has few curves before entering Kavuri Hills will be straightened and with this the road will open up direct access to Hitec City Phase 2 without having need to go through Road No:36 or Madhapur. This will ensure large flow of traffic thro the main approach road of Kavuri Hills Phase1, offering business opportunity.
